We perform Building Services Coordination tasks according to the project-specific consultant agreement, time usage plan, Optireal’s quality process, and the coordination plan approved by the client. The coordination plan serves as a guideline and task list for the Building Services Coordinator, which they use as a tool to guide their own work.
The Building Services Coordinator ensures the compatibility and functionality of HVAC and electrical contract implementations in construction projects. The Building Services Coordinator checks the suitability of equipment selections for the planned entirety. The Building Services Coordinator organizes joint meetings for building technical systems. The Building Services Coordinator prepares a report on functional tests, clearly indicating which systems or equipment are working and which are not. Additionally, the Building Services Coordinator participates in the documentation process by ensuring that HVAC contractors deliver the required handover documents to the maintenance manual coordinator (HVAC, electrical, smoke extraction; testing documents). The Building Services Coordinator’s task is to ensure that operational checks, functional tests, and measurements are performed according to RT10-11301 and RT10-11302 cards, and that minutes and reports are properly prepared. The Building Services Coordinator takes care of quality assurance with a comprehensive and integrative approach.
During the construction phase, the Building Services Coordinator convenes HVAC contractors and developers, and when necessary, HVAC designer(s), at necessary intervals and at least once a month during the final months before the actual site meeting, for HVAC meetings. These meetings address the work phases of HVAC contracts, resolve emerging challenges and conflicts, and monitor the progress of the acceptance procedure. The meetings are organized in a big room style, encouraging discussion and solution-oriented approaches. The Building Services Coordinator also convenes coordination meetings between building technical and construction technical works as needed, where potential problem areas between construction and building services works are reviewed and resolved.
Well in advance (5 months) before acceptance, the Building Services Coordinator organizes a joint session with HVAC, electrical, and building automation developers and contractors to review the building’s technical systems and their required self-inspection practices, functional tests, and other acceptance phase actions and their schedules.
The Building Services Coordinator coordinates that HVAC contractors jointly prepare an operational inspection plan, which is customized for the site, system-specific, and phased. The Building Services Coordinator evaluates the success of the model performance and guides contractors in case of potential problems.
The Building Services Coordinator prepares a functional test plan in collaboration with HVAC developers based on the approved operational inspection plan. The Building Services Coordinator prepares a report on the functional tests, clearly indicating which systems or equipment are working and which are not.
HVAC supervisors and the Building Services Coordinator participate in system measurements and, if necessary, spot check measurements.
The Building Services Coordinator prepares a joint test run program and load test with HVAC contractors. The test run is performed according to Appendix 5 of RT10-11302 card.
