HVAC Supervisor's Duties

We perform HVAC supervisor duties in accordance with a project-specific consulting agreement, a time-use plan, Optireal’s quality process, and a supervision plan approved by the client. The supervision plan serves as the HVAC supervisor’s guideline and task list, which the HVAC supervisor uses as a tool to guide their work.

HVAC Supervisor's Plan Review

The HVAC supervisor’s review of HVAC plans brings a practical site perspective, coordination, and often cost-saving proposals to the plans. The HVAC plan review specifically aims to ensure that:

  • HVAC regulations, HVAC laws, and HVAC standards have been followed
  • The client’s possible HVAC design guidelines have been followed
  • Matters related to HVAC agreed upon in design meetings have been taken into account
  • HVAC systems can be implemented according to HVAC plans
  • HVAC plans and other plans, as well as contract documents, are consistent with each other
  • There is no risk of significant additional/alteration work for the HVAC contract in the HVAC plans

The HVAC supervisor utilizes a potential information model in the review of HVAC plans to conceptualize overall entities and coordination. The review of HVAC plans is carried out as thoroughly as possible, aiming also to ensure that the HVAC supervisor comprehensively familiarizes themselves with the site, with construction phase HVAC supervision in mind. During the HVAC plan review, the HVAC supervisor begins to prevent potential HVAC problems and identifies possible risk factors in the construction phase in advance.

The HVAC supervisor submits the findings of the HVAC plan review to the client and the project’s design team. Often, it is advisable to discuss the observations in a joint plan review, during which the project team agrees on the changes and corrections to be made to the HVAC plans.

General Responsibility HVAC Supervision Tasks

The HVAC supervisor ensures that the main contractor has prepared the site’s safety plans and ensures that the main contractor has prepared the safety document and safety plans required by law. Supervision of operational guidance

It is very important that when a building transitions from constructors to the maintenance organization, users and maintenance personnel have the prerequisites to manage the property and building services engineering systems. The HVAC supervisor monitors that the HVAC contractor prepares training programs for various systems and conducts the training and operational guidance pertinent to their duties. The HVAC supervisor ensures that the property’s operational and maintenance personnel are involved in the acceptance phase. The HVAC supervisor oversees the operational guidance event and ensures that all necessary matters are trained and that the training is provided with sufficient accuracy/scope.

HVAC Supervisor's Acceptance Procedures

Acceptance phase inspections for HVAC supervision are carried out in accordance with agreements, the supervision plan, the inspection document, and work descriptions. Functional tests are prepared and performed with particular care. The HVAC supervisor specifies all items to be inspected and the inspection’s results. Functional tests can be approved once all errors and deficiencies have been corrected and the HVAC supervisor has documented it. During the warranty period, the HVAC supervisor checks that contractors have taken care of the warranty period maintenance and quality assurance tasks belonging to them. During the warranty period, the HVAC supervisor ensures that the property’s building services engineering functions as planned, maintenance is appropriate, and the target energy consumption and indoor conditions defined during the design phase are met.
